There are many tasks to be constantly reviewed and assessed daily to ensure the smooth running and professional management of a Residential Condominium Site. However, primary focus and priority must be towards the safety of the residents and co-owners at each site we care for, and we therefore constantly update our protocols to ensure the protection of all residents in our buildings.

Our job as a management company is also to ensure that each of our sites focus on solutions that provide Preventative Maintenance rather than just Corrective Maintenance. To ensure that, we focus on the prevention of the incident or accident rather than just fixing a problem once found. We make sure that each Community enjoys a safe environment for the residents, and staff who work at our sites.

Thailand Occupational Safety, Health and Environment Act 2554

The Thailand Occupational Safety, Health and Environment Act 2554 provides an overview of the processes and procedure which we should be followed, some of the main points are:

Clause 8: An employer shall administer, manage and execute occupational safety, health and environment matters in conformity with the standards prescribed in the Ministerial Regulations.

How To: (Clause 21-23)

  1. Training and Orientation
  2. Having a manual for each system of the Condominium, both the handbook and emergency plan
  3. Having the safety signage as required and to ensure awareness towards risks.
  4. Safety inspections and corrective measures for weak points when found.
  5. PPE – Personal Protective Equipment – just as important, is ensuring that employees are provided and using the proper PPE when working.

Safety Practices in All our Buildings:

  • At PPM Management we are extremely concerned about the safety of our charges and staff. Two of the directors of PPM Management are certified safety officers (จป. บริหาร) and our Engineers have Advance Fire Safety Certification. This ensures that we have the qualified personnel on standby and ready to support all our sites or assist in every situation. Should they be required to do so.
  • Following the safety practices required by law and put in place by our safety team, PPM Management ensures the following projects are submitted to the committees at each of our sites.
  • Annual Building Inspection
  • Annual Fire Drill and Training
  • Annual PM of all main electrical systems
  • Annual PM of the main water systems
  • As important to inspection is on site training and on top of the annual fire drill, we provide and host special training sessions specific to each of the buildings. Working in cooperation with the Fire Departments of each district, where we hold special fire inspection and escape training and meetings with the Building Management and Sub-contractors on site, to ensure that all our staff are prepared and educated for any eventuality.
  • PPM, we will always put the highest priority on building safety practices and awareness in each of our communities and when possible, we will conduct activities for children and families to bring safety awareness for every eventuality. A New Swimming Pool for Regent on the Park 3

PPM Management has been working with the committee of Regent on the Park 3 with a focus on the improvement of the condominium over the past 3 years. These improvements are to not only raise the value of the condominium, but provide better facilities and benefits for the community to enjoy. This year we did the renovation of the swimming pool area.
Working with a professional architect who designed the concept and overall theme, we redesigned the deck, did a full survey of the structure and re-sealed and re-tiled the pool adding a slope, gutter system around the pool and landscaping for the exterior.

The overall project took 5 months until completion, and now in the final stages, the pool is just about ready to re-open for all the residents and co-owners to enjoy!

Condominium Management for COVID-19

In the past two years, the “new normal” of both the individual and companies has changed drastically. For many companies this has meant changes in their work procedures to work from home, and/or reduced the work load across their business. In the property management sector the emphasis has been on finding innovative solutions to reduce the risk of COVID-19 in the residential areas, including increasing staff productivity and availability to support in the daily situations that occur due to this pandemic.

The learning curve of COVID-19 has been fast and ever-changing. With the heavy responsibility of the health and safety of each of our co-owners and buildings, PPM Management has taken the firm and proactive approach in the management of this pandemic on each site.

Cleanliness:

While it’s impossible to completely eradicate the risk of the spread in a large condominium, our efforts focus implement strict cleaning schedules for all common areas to support and reduce the spread of COVID-19.

  1. Deep clean of the insides of the lifts every ½ hour
  2. Cleaning the lift buttons on each floor every 1-2 hours
  3. Wipe down and clean of all lobbies, and contact areas every ½ hour
  4. Parcels are sprayed and separated prior to delivery; we try to implement contactless delivery as much as possible through the use of applications such as Urbanice for parcel management

Communication:

This is a key factor in the reduction of the spread of COVID-19. It is our business promise to always provide transparency and share information with our co-owners, committees and employees as much as we can.  

  1. Keep each committee and JPM updated with reports and progress in each situation
  2. We announce each case when arises to the co-owners.
  3. Search CCTV footage to find the most accurate information for the timeline of the patient
  4. Directly call to inform all co-owners who may have been in contact in each case

COVID-19 has required us all to really “think outside the box” and find solutions for everyday problems to support and ensure the safekeeping of the co-owners and residents in each building. With our teams at head office and on-sites who show strength, creativity to find innovative solutions and care for each of our clients, we know that we can get through this difficult time together.
